Why do sellers advertise to pay a buyer agent a fee or commission?
The most likely answer is that the agent a seller hires to sell their real estate tells them that buyer agents won't show their property if they don't advertise that they're offering a buyer agent commission. ​

Think about this, a seller interviews an agent to discuss hiring them to sell their real estate. When they meet, the agent tells the seller that the commission they're requesting includes what they will advertise to buyer agents for bringing a buyer. It doesn't make sense to hire an agent to sell your real estate when that agent plans to pay another agent who actually sells your real estate.

When a seller advertises they're willing to pay a buyer agent commission they're agreeing to pay an agent who will be working in the best interest of the buyer, who will be showing all of the competing properties, and paying an agent to negotiate against themselves.

I could go on and on about how the current way of sellers advertising to pay a buyer agent commission when marketing their property doesn't make sense but instead, I prefer to provide the solution...
