Why are we still buying and selling residential real estate the same way we did 30 years ago?

  • Why do most transactions still have two agents, a buyer agent, and a seller agent? Because consumers are told they need their own agent. â€‹

  • Why is buying real estate such a "buyer beware" transaction so much so that you need your own agent? Because agents who list properties for sale don't market them with full transparency and buyers don't understand the real cost of a buyer agent.

  • Why do sellers hire one agent to sell their property and that agent negotiates a commission high enough to pay another agent to sell the property? Because it's the outdated way that worked in the past and is in the best interest of agents making more money.

 

  • Why do sellers offer an arbitrary commission upfront to a buyer agent who works for someone else and shows all of the competing properties? Because it's what agents tell them they need to do. (Hint, you don't need to if you market your property transparently and with the right tools that allow buyers to buy from you directly with confidence.)

  • Why are listing agents not required to have the properties they list for sale inspected? Why not inspect the properties and then share all the information openly when advertising them? The way things are done needs a change, and the agents should be held to a higher standard when they're promoting real estate for sale.

It's time for the role of a real estate agent to be updated, requiring a higher standard. This way, only one agent would be needed per transaction, significantly reducing the transaction cost.

Start the process with Local Real Estate Advisors.

Decide if you want to list on the open market or sell off-market.

We will help you weigh the pros and cons of each option so you can choose the right choice for you and your goals. If you decide to sell on the open market continue to Step 3. If you decide selling off-market is right for you we'll guide you through the process to ensure this process is handled properly.

​We learn all we can about your property.

​We have your property pre-inspected and learn all we can about the property. 

By having your property inspected before listing it for sale you will have the opportunity to correct any potential issues or list your property in its current state. This helps you price your property and saves potential renegotiations once a buyer has contracted on your property.

Pre-Market Process (designed for you and your property)

This will include professional photography, virtual tour creation, the creation of a floorplan, and a home inspection. Additional pre-market services can be added based on what's best for your property and your goals.

On the Market

When we market your property for sale we provide buyers with all of the information they need, we're available for all property tours, and we empower them to buy from you directly. Basically, we make it so there is no need for a buyer agent.

Offers

When buyers are ready to make an offer we give them the ability to do that simply on your property’s webpage. Here buyers can see your preferred sale terms and if you have any other offers buyers will be able to see that as well. This provides clarity, saving all parties time and energy.

Accepting an Offer

Once you’ve received an offer you would like to accept we confirm their eligibility and then solidify the deal by completing the state-approved purchase contract.

Pending Sale Process

We guide you and the buyer on the path to closing the transaction and transferring ownership of the property. With our transparent process, our transactions go a lot smoother from start to finish.

Closing the Sale of Your Property

After guiding you and the buyer through the process you transfer ownership to the new owner. Working with Local Real Estate Advisors saves you time and money all while enjoying the smoothest real estate sale process available.

Buying is much easier than it has been made out to be. It's all about holding the listing agent and seller accountable for being transparent about the property they're selling.

Figure Out Your Financing.

Whether you're paying cash or getting a mortgage to buy real estate you need to have this figured out first. If you're getting a mortgage be sure to contact me for tips when starting to shop for a mortgage.

Are You Buying Resale or Buying New?

Decide whether you're buying a resale property or a new house from a builder. If you're looking for a resale property please proceed to Step 3. If you're interested in buying a new house from a builder please I highly encourage you to contact me before you go visit any builders. If you work with me when buying a new house from a builder I'm able to give you at least half of the commission the builder pays licensed agents and I'll ensure you get all other incentives offered by builders. Buying Resale Real Estate.

​Option 1. Buy directly from a seller with a personal advisor. I will personally coach you on how I would go about buying a property as if it was for myself. By the end of the process, you will know how to buy real estate on your own and potentially save thousands (if not tens of thousands) in commissions that would otherwise go to a buyer agent.

Option 2 - Buy directly from a seller. If the property is listed for sale the listing agent is able to guide you through the process. The key is to hold the agent and the seller accountable for being transparent about the property being sold. Keep a lookout for "The Consumers Guide to Buying and Selling Real Estate" which will be available to you soon. This will give you a detailed step-by-step guide on how to buy and sell real estate with ease like a pro!

Option 3 - Work with a buyer agent. When buying resale real estate you can work with a real estate agent but be aware the cost of a buyer agent is around 2.5%-3% of the purchase price. When you work with Local Real Estate Advisors we will share that commission with you. This way you get professional guidance and some incentive toward your purchase.

Start Searching & Researching.

Once you have your financing ready to go and you know if you're going to buy a resale property or a new house it's time to set up a search on the local MLS.

Before you see a property in person do as much research as possible to save yourself time. Beyond the basics of confirming the location and what is nearby, be sure to view the virtual tour (if available) and review all documents they may be providing.

​

Every property we list for sale has a virtual tour, photos, and inspection reports about the property's current condition so interested buyers can make educated decisions.

Property Tour(s).

Local Real Estate Advisor listings. When you know a little about a property from photos, virtual tours, and preliminary research, and you're ready to see it in person click on "Request Tour". Send us your preferred day/time or visit the property when we're holding an open house. It's that easy.

For other company listings, you will want to contact the listing agent directly to schedule a property tour. If you need help with this don't hesitate to let me know and I will help you find the right contact info and I will help you get your tour set up.

Make an Offer.

When you're ready to make an offer on a property listed by Local Real Estate Advisors it's as easy as clicking "Make an Offer" which is found on the property's webpage. If you have any questions or concerns we encourage you to contact us.

When you'd like to make an offer on a property not listed by Local Real Estate Advisors let the listing agent know you would like them to prepare an offer for you. If you would like any tips or advice as you begin this process please contact us as we will be happy to help.

Offer Accepted, Countered, or Rejected.

Once you have submitted an offer you will hear from the listing agent whether or not the seller will be accepting, countering, or rejecting your offer.

If your offer is accepted, be ready to follow the dates and deadlines agreed on in your offer. 

​

If your offer is countered, you can accept the counter, counter the counter, or reject the counter.

​

If your offer is rejected, you can update your offer and re-submit or move on to another property.

Pending Sale Process

If you come to terms with the seller and your offer is accepted you will follow the terms of the contract. If you're buying a Local Real Estate Advisors listing we will be sure you're well informed all along the way. If you're buying a property not listed by us be sure to ask the listing agent to keep you informed of your responsibilities to get to the closing or contact us about our advisory services.

Closing the Sale of Your New Property

If you're working with Local Real Estate Advisors you will be prepared for the closing where the seller will transfer ownership to you.
